THE PAVIA PROVINCE: ENTERPRISES EMPLOYEES
The Pavia province has nearly 41,048 active enterprises, the majority of which operate in the tertiary sector, particularly in services, where there are over 13,830 units (33.7% of the total) employing around 50,500 employees (41.6%). The manufacturing sector has over 4,300 enterprises (10.5%) with over 29,000 employees (24.0%). Companies as a whole decreased by 0.5 % y-o-y across the whole area, whereas employees by 2%.
THE HIGHEST RATE OF ENTERPRISES IN THE PAVESE AREA
The highest concentration stands in the Pavese area of the Province of Pavia, which accounts for over 39% of production activities. The other two areas - PV Lomellina and PV Oltrepo - both account for around 30% of businesses (around 25,000).
The growth rate of enterprises is overall stable in 2020, with a more significant decline in the Oltrepo area (-0.8%).
THE DEMOGRAPHIC BALANCE OF ENTERPRISES IS NEGATIVE OVER THE LAST 3 YEARS
In the last three years, registration flows of new businesses (nearly 2,560 units per year) are lower than the terminations, recording a balance of approximately -226 registrations per year.

THE REAL ESTATE MARKET
SALES AND PURCHASES OF OFFICES INCREASING IN THE PAVESE AREA
The number of office sales stood at 54 transactions in 2020, decreasing by 13.8% on annual change. The Pavese area, where the main town Pavia is also located, had a positive annual change (+12%; 28 sales), along with a single-digit drop in the Oltrepo area (+6.5 %; 17 sales). The average stock turnover is higher in Pavese area (1.2%) than in the other areas (1.0% average).
SALES OF FACTORIES AND WAREHOUSES CONCENTRATED IN THE PAVESE AREA
The number of warehouses and factories sales stood at 183 sales in the whole area in 2020, 98 of which in the Pavese area (nearly 54% out of total sales). The stock turnover rate (IMI indicator) amounts to 1.7% average and is higher in the Pavese area (2,4%).
OFFICES PRICES
The maximum price of the offices located in the Province of Pavia is about 1.119 euros/sqm (-0.6% y-o-y), while the average price is about 1,038 euros/sqm (-0.4%). Prices are slightly decreasing in all the 3 areas, both for average prices and for maximum prices.
PRICES OF WAREHOUSES AND FACTORIES
During 2020 the average maximum price of warehouses and factories located in the Pavia area stood at 439 Euro/sqm (-3.2% yearly). In the PV Pavese area, the average maximum price is approximately 473 Euro/sqm, decreasing on a yearly basis (-3.9%).
